I’ve analyzed 10 years worth of listing data (read about my data and methodology) to identify the months when the greatest number of units come up for sale.

November

This is the top month when it comes to consistency for most listings debuted. In 4 out of the last 10 years, the month of November ranked the highest with between 15 and 21 oceanfront condos brought on the market. The 10-year median for November was 14 listings.

Mana Kai, a popular vacation condo community located in South Kihei, has often had new listings come up in November.

January

Another reliable month with a 10-year median count of 14 listings. January ranks below November because there were only two occasions out of the last ten years when January had the top count for listings debuted.

North Kihei’s Sugar Beach Resort has seen many listings debut in January each year so this is a good time to monitor this beachfront community.

August

This is the one brisk month of activity found within the doldrums of summer season. Two recent years recorded the month of August as having the most listings brought on the market with 20 condos debuted in 2020 and 17 in 2021.

The month of September is one of the worst months historically when it comes to number of listings coming on the market. The 10-year median listing debut count is just 6.

Data and methodology

Data sample targeted Kihei beachfront/oceanfront condo listings for the 10 year period of 2013 through 2022. Analysis was applied to count the number of listings debuted for each month and then compare on a year-by-year basis to establish median listings for each month as well as top months for listings.
